By the time a homeowner decides to sell, the question of who lists it is usually settled, and it was settled months or years earlier by whoever had been useful to them in the meantime. Almost everything an agent can buy competes for attention at the moment of the transaction, which is the most crowded and most expensive moment there is.

This runs the other way round. You get a defined set of homes we manage and the channels to be genuinely useful to the people living in them: neighborhood updates, a trusted contractor when the water heater goes, a familiar name on the community messages they actually read. When they are finally ready to move, you are not competing for the listing appointment. You are the reason there is one.

What is included

Homes assigned

How it works

You see the homes before you pay for them. That is the part most agents have never been offered.

Tell us where you work

Your license number, your brokerage, and the zip codes you want. We check the license is active before anything is assigned.

We show you what is open

How many homes are still unassigned in those zips, and which nearby zips we would combine to reach 1,000.

You read the actual addresses

Street by street, before any payment. If it is not a farm you want, you walk away having spent nothing.

Your farm goes live

The homes are locked to you. Contact information fills in over the first days as we finish verifying phone numbers, so your reachable count climbs rather than landing all at once.

No sale? Your next year is on us.

You only pay for next year if you sold a house on our platform this year. If a home on your assigned 1,000 closed with you, you renew and pay again. If none of them did, your next year is free and you keep the same homes.

A farm takes longer than twelve months to turn over, and a program that expires before your relationships mature is not worth buying. So the risk of a quiet first year sits with us.

The things agents ask first

Are these leads?

No. A lead is one person, sold once, sometimes more than once. This is a set of 1,000 addresses assigned to you for a year, whether or not anybody in them is thinking about moving yet. The point is to be the agent they already know when they are.

Do you guarantee I will get listings?

No, and you should be careful with anyone who does. We guarantee the territory is exclusively yours, that you see the addresses before you pay, and that you do not pay again unless you sold. What you do with 1,000 homes is your work.

Do you take a share of my commission?

No. There is no referral fee, no per-closing fee and no split. The membership is the entire cost, and we are not a brokerage.

What if another agent already farms that neighborhood?

If those specific homes are still open, they become yours and that agent cannot get them from us. If they are already assigned, we will show you what is open nearby instead of quietly selling you something thinner.

Can I pick which homes?

You pick the zip codes and we assign within them. If a zip is too thin to reach 1,000 on its own, we name the neighboring zips we would combine before you pay, so there are no surprises about where your farm sits.

What happens to the homes if I leave?

They return to the open pool at the end of your membership. Contact information you already exported stays with you, and your obligations under calling and texting law stay with you too.

Can my brokerage buy several farms?

Yes. Teams and brokerages can hold multiple farms on one invoice and assign them to individual agents. Talk to us about a team plan.

Claim 1,000 homes

DLM Property Management is not a real estate brokerage and does not provide brokerage services. Participating agents work under their own brokerage and remain responsible for their own compliance, including licensing, advertising rules, fair housing, and the calling and texting laws that apply to any contact they make.

Membership buys marketing access to an assigned set of homes. It is not a share of any transaction and it does not guarantee listings, buyers, appointments or closings. Availability of homes in any zip code changes as they are assigned.

Residents are told that an agent has been assigned to their home, can choose a different agent at any time, and can ask to be removed from agent contact.
